HDB resale affordability calculator
How much you can borrow, which grants you may get, and the cash and CPF you'd need up front. Rules as at October 2026.
Rules used
- CPF Housing Grant (resale, first-timer families): $80,000 for 4-room or smaller, $50,000 for 5-room or larger. Singles: $40,000 / $25,000. Household income ceiling $16,000 (singles $8,000).
- Enhanced CPF Housing Grant: up to $120,000 for families with average income up to $9,000, on HDB's sliding scale. Singles get half the scale on half the income.
- Proximity Housing Grant: $30,000 to live with parents or child, $20,000 to live within 4 km. Singles: $15,000 to live with parents.
- HDB loan: up to 75% of the price, 2.6% interest, up to 25 years. Eligibility is assessed at the higher of 3% and the loan rate. Bank loan: up to 75%, assessed at a 4% stress rate.
- Mortgage servicing ratio (instalment ≤ 30% of income) applies to both. Bank loans must also meet the total debt servicing ratio (55.00000000000001%).
- HDB loans end by age 65, using the buyers' income-weighted average age, and OA savings above $20,000 go into the flat before borrowing. Bank loans that run past age 65 drop to 55.00000000000001% LTV with 10% cash.
- Buyer's stamp duty on the residential tiers. A cash downpayment of 5% is required with a bank loan.
- Where the lease doesn't cover the youngest buyer to age 95, grants are pro-rated (approximated here as lease ÷ (95 − age)), and HDB also pro-rates the loan and CPF use, which this calculator only flags.
