What's my HDB flat worth?
Find the block, then pick the flat type, storey and size. The estimate comes from recent sales of the same flat type nearby, each adjusted to this flat. Add an asking price from a listing to see whether it's below, within or above the market.
How the estimate works
- It takes sales of the same flat type within 800 m over the last 24 months, widening to 4 km and 48 months only if there are too few.
- Each sale's price per square foot is adjusted to your flat for:
- Market movement, using HDB's resale price index.
- Storey, about 0.72% per floor, estimated from the last 5 years of sales.
- Lease left, using the lease decay curve.
- Flat model, for example DBSS or maisonette.
- Closer, more recent and similar-sized sales count for more. Sales in your own block count the most.
- The range runs from the 25th to the 75th percentile of the adjusted sales, and the middle figure is the median.
This is a statistical estimate, not a valuation. Renovation, facing, view, noise and the exact unit all matter and aren't in the data. HDB's valuation is what counts for loans and grants.
