1,801 resale flats listed on the HDB Flat Portal, each checked against recent sales nearby: is the asking price below or above market, how sought after is it, and how rare.
Value: the asking price against our estimate for that flat (same flat type, floor area and level, from comparable sales nearby, adjusted for timing, storey, lease and flat model; method). Great value is 8% or more below, good value 3% or more below, fair within 3%. The bar shows the middle half of comparable prices, our estimate (tick) and the asking price (marker).
Demand (0–100, against the other listings): how quickly this flat type sells in the town (listings on offer against a month of sales), its price trend over the year, distance to the MRT and primary schools within 1 km. Sought after is the top fifth.
Rarity (0–100): unusual flat models (jumbo, maisonette, terrace, loft, 3Gen, DBSS), flat types or models that seldom sell in the town, blocks where this type rarely changes hands, top floors and long leases.
Also: price cuts since we first saw the listing, days listed, the block's last sale of the type, and the price per year of lease left.
Listings come from the HDB Flat Portal with HDB's permission and are refreshed every two hours. We show only HDB's facts about each flat and the asking price, never the seller's description or photos: follow the link to the portal for those and to contact the seller. Our readings are statistics, not valuations or advice.
